Chapter 01

A dirty system loses efficiency and years

Most HVAC failures start small. A filter packed with dust, a loose electrical connection, a capacitor that is weaker than it was last year. None of it announces itself. The system just works a little harder every season, until the day it picks the coldest morning or the hottest weekend to quit.

Yearly maintenance is how those small things get found while they are still cheap to fix. It extends the life of the unit and keeps it running at maximum efficiency, which is the part you notice on the monthly bill.

In the Yakima Valley the same equipment is asked to heat a house in January and cool it in July. That is a lot of work for one set of motors, belts and coils.

What the technician puts hands on

The visit starts with the basics: clean the exterior, replace dirty filters, test electrical connections, calibrate the thermostat, adjust fan belts, inspect the valves, compressors and coils. Then the work splits by equipment, because a gas furnace, an air handler and a heat pump do not wear out the same way.

On a gas furnace that means the ignitor, the flame sensor, the burner compartment, gas pressure and temperature rise. On an air handler it is the coil, the blower wheel and bearings, and cycling the unit on heat and emergency heat. On a heat pump or air conditioner it is the piping, the wiring, every contactor and the temperature drop at the indoor unit.

Every group ends the same way: the capacitors are checked and the technician performs an amp draw. A motor pulling more current than it should is a motor on its way out, and this is where you hear about it before it fails.

$14/month, and we call you

The plan is $14/month. When you join, you get a precision tune-up and professional cleaning, and you choose semi-annual or annual. A semi-annual plan puts one visit ahead of the heating season and one ahead of the cooling season.

You do not have to remember it. Our team reaches out to find a time that works around your schedule. If a visit turns up something that needs repair, that goes to the same crew, and on any manufacturer.
